POSITION DESCRIPTION: Perform scheduled walk-through inspections for assigned facilities; inspecting operating equipment, troubleshoot when needed to identify causes and take corrective action as directed in a safe, effective, efficient, complete, and timely manner.

 

Monitor and track as directed the performance of building related equipment and systems such as generators, elevators, uninterupted power supply (UPS), closed circuit television (CCTV), life safety systems and any others deemed appropriate for each building.

 

Replace light switches, ballasts and fuses and perform other minor electrical work.

 

Replace filters and belts and perform minor repairs as directed to all building heating, ventilation, and air conditioning (HVAC) equipment.

 

Repair and make adjustments to plumbing equipment such as repairing faucet seats, stopping leaks, replacing valves, and other moderately complex repairs.

 

Repair and make adjustments to doors, windows, flooring and any other moderately complex carpentry work.

 

Receive, complete, and respond to general building maintenance work order requests.

 

Maintain records, logs, correspondence, and other documents related to building maintenance and repairs as directed.

 

Conduct periodic inventory of tools and supplies. Ensure all tools necessary to do the job are in stock and in good operating condition.

 

Maintain clean and organized mechanical and electrical equipment rooms at all times.

 

KNOWLEDGE, SKILLS AND ABILITIES: Knowledge of building maintenance practices; ability to perform manual labor; basic skill using personal computers; skill performing basic plumbing, electrical, HVAC, carpentry work; skill using hand tools; and ability to follow directions.

 

OTHER JOB RELATED REQUIREMENTS: The position's incumbent will be required to support the Department's emergency operations whenever required.

The position's incumbent has an on-call responsibilities in order to handle emergency situations or other unscheduled activities needed. While on duty status, the position's incumbent may be required to drive a state-owned vehicle or leased vehicle to perform the duties of this position.

 

MINIMUM QUALIFICATIONS: High school diploma or equivalent and two years of experience in the maintenance and repair of buildings, building automation systems, plumbing, electrical and mechanical equipment. Vocational /Technical training in mechanical repair or in one of the building trades can substitute at the rate of 720 classroom hours for one year of required experience.

A Competitive Area Differential (CAD) additive in the amount of $1,976 will be added to the annual salary.
