The Work You Will Do:
ADMINISTRATION FACILITY MANAGER AND TURNPIKE ENTERPRISE / ADMINISTRATION/ TPK SUPPORT SERVICES OFFICE
This position will oversee facilities staff development, daily operations, and maintenance of multiple administrative sites. It manages budgets, financial compliance, and capital improvement planning while ensuring all facilities meet safety, security, environmental, and regulatory standards. The position also directs vendor contracts, collaborates with internal and external stakeholders, and provides regular updates and strategic recommendations to the Director of Administration.

Your Specific Responsibilities:
Leadership & Team Development: Lead, supervise, and develop facilities staff, maintenance and support teams, and contractors. Establish clear performance expectations and foster a collaborative, service-oriented culture. Ensure team members receive ongoing training, including safety, security, emergency response, customer service, procurement procedures, and updated facility standards.
Facilities Oversight & Operations: Manage day-to-day operations of the headquarters Complex, Boca Data Center, and other Administrative Offices. Oversee preventive and predictive maintenance, repairs, inspections, and facility upgrades to maintain operational continuity and asset longevity. Ensure all facilities meet performance, safety, environmental, and efficiency standards.
Budget & Financial Management: Develop and manage annual operating and capital budgets for facilities, ensuring alignment with Turnpike Enterprise fiscal policies. Monitor expenditures, track project costs, ensure contract compliance, and maximize cost-efficiency across all facility operations. Provide financial reporting and forecasting to the Director of Administration to support strategic decisions. Has the authority to approve or make a purchase in excess the $35,000 threshold. Incumbent has financial disclosure responsibility in accordance with
chapter 112.3145 Florida Statutes.
Strategic Planning & Capital Improvements: Lead short- and long-term facility planning to support Turnpike operational needs and future growth. Develop and oversee capital Improvement projects (CIP), renovations, space planning, equipment upgrades, and modernization initiatives. Collaborate with engineering, operations, Information Technology (IT), Human Resources (HR), procurement, and leadership to align facility strategies with enterprise goals. Provide life cycle replacement analysis and plan for all mission-critical systems and equipment.
Safety, Security & Compliance: Implement and oversee enterprise-wide safety procedures and emergency protocols, including evacuation plans, storm preparedness, and workplace safety programs. Coordinate with security teams on access control, surveillance, building security, and threat response readiness. Ensure all facilities comply with ADA requirements, building codes, environmental regulations, and FOOT policies.
Contract & Vendor Oversight: Manage facility-related contracts, including janitorial services, landscaping, HVAC, security, construction, and specialized maintenance. Develop scopes of work, evaluate bids, and monitor contractor performance to ensure quality deliverables and compliance.
Stakeholder Collaboration: Serve as the primary facilities liaison to internal divisions, district offices, executive leadership, vendors, and regulatory authorities. Provide briefings, facility status updates, and recommendations directly to the Director of Administration.

Other Job-Related Requirements:
Incumbent of this position must remain available to return to work during off duty periods and is required to respond to all building emergencies, quickly assess the situation, identify, and implement a corrective course of action to correct and resolve the emergency.
