OPS MAINTENANCE REPAIRMAN

MINIMUM QUALIFICATIONS:

  • One (1) year of experience in the maintenance and repair of buildings, plumbing, and mechanical equipment
  • Ability to communicate effectively in English (reading, writing, and speaking)
  • Experience working with plumbing, HVAC and electrical equipment
  • Valid driver's license and good driving record

POSITION DESCRIPTION:

The incumbent will work under the direction of the Utilities and Maintenance Superintendent.  The duties and responsibilities include repair and maintenance of the physical plant, property, equipment and mechanical systems of the State Veterans’ Nursing Home. The Maintenance Repairman will assist to ensure a safe environment exists in compliance with all Federal, State, and Local requirements.

  • Performs routine preventative maintenance to ensure that machines continue to run smoothly, building systems operate efficiently and the physical condition of the buildings does not deteriorate.
  • Provides routine repair services to defective equipment, repairs physical plant deficiencies, resolves routine work orders, assists with the assembly, delivery and installation of facility equipment. 
  • Documents actions and outcomes of preventative maintenance efforts, repair services and other routine actions to assist the
  • Maintenance Superintendent in maintenance of a concise record of services rendered.
  • Maintaining a clean and safe work environment, assists the Maintenance Superintendent with maintaining a focus on safety and accident prevention throughout the facility. 
  • Other related duties as assigned by the supervisor.
  • Knowledge, skills and abilities, including utilization of equipment, required for the position.
  • Knowledge of machines, tools, and equipment including their design, use, repair and routine maintenance.
  • Knowledge of materials, methods and tools involved in the construction or repair of buildings.
  • Ability to perform routine maintenance or repairs on equipment and determine when and what kind of maintenance is needed and which tools to use.
  • Ability to speak, read, write, follow instructions and communicate effectively.
  • Ability to work effectively with others.
  • Ability to perform simple tasks related to computer usage.
  • Must maintain a current valid driver’s license and good driving record.
  • Must have the ability to perform the following physical tasks continually or frequently throughout the workday-regular movement, balancing, bending at the knees, grasping, kneeling or crawling, pinching, pushing, pulling and lifting at least 75-100 pounds, reaching above head, reaching with arms extended, repetitive finger movements, standing, stooping or bending at the waist, turning or pivoting, twisting at the neck, waist or knees. 
  • Follows FDVA; Homes Program; and facility policies, procedures, and standards. 
  • Communicate effectively with staff, residents and vendors. 
  • Follows the preventative maintenance plan. 
  • Completes tasks in a timely manner and documents outcomes. 
  • Maintains tools, work equipment and work area in a clean, organized manner. 
  • Supports a safe and accident-free environment. 
  • Is willing to learn new procedures and techniques. 
  • Accept assignments and instruction in an agreeable manner. 
  • Attends and completes in-service training by posted training schedule. 
  • May be required to be on “emergency call status” as designated by the supervisor.
  • Performs other duties as assigned.
