Minimum Qualifications:
Two years of experience in the maintenance and repair of buildings, plumbing
or electrical or mechanical equipment; or vocational/ technical training in mechanical repair or one of the building trades can substitute
for at the rate of 720 classroom hours for a maximum of one year of the required experience.
Preferred Qualifications:
Preference may be given to candidates with HVAC experience. Experience must be demonstrated on the candidate’s profile.
Requirements:
Employment in this position requires successfully completion a Level 1 and Level 2 background check at no cost to the candidate prior to employment.
Office hours on Campus are from 7:00 A.M. to 5:30 P.M. Eastern Standard Time, Monday through Friday and your eight (8) hour shift will be scheduled within those hours. Not eligible for Telework. Position Overview and Responsibilities:
Perform general maintenance and repair of buildings, grounds and equipment and other miscellaneous items as directed. This includes performing preventative maintenance on all buildings and related equipment. Perform minor repairs on all plumbing, electrical and communication equipment. Perform repair/alterations of building woodwork (partitions, doors, cabinets, and special scientific furniture at FWRI St. Pete and field labs).
Prepare and paint interior and exterior of buildings and equipment and other miscellaneous item as directed at FWRI St. Pete and field labs .
Perform by understanding/following all safety related rules to include OSHA, NFPA, FWRI, and complete the OSHA 10 training.
Perform/assist in hurricane preparedness program.
Perform setup and take down for events.
Assist with HVAC maintenance and operations.
Access the facility's CMMS (work order system) to prepare and close out work orders.
Complete assigned inspections and create additional work orders as needed.
Install, maintain, and repair valves, faucets, traps, sinks, water closets and urinals.
Perform general carpentry work in the alteration, repair and maintenance of buildings, floors, doors, and windows.
Repair defective components in lighting fixtures, replace defective electrical switches and receptacles.
Relocate furniture and equipment from building to building as required.
Be an On-Call Team Member as assigned.
Coordinate maintenance and repair work performed by outside vendors on a one-time and ongoing basis.
Perform other related duties as required.
Knowledge, Skills and Abilities:
Knowledge of the principles and techniques used in the skilled mechanical repair trades, including carpentry, masonry, basic wiring, painting, plumbing. and HVAC.
Follow industry safety guidelines and procedures, with OSHA 10 certification, or able to be trained within the first year.
Skilled in safely using and maintaining standard hand and power tools for maintenance and repair, including chainsaws and other landscaping equipment.
Follow verbal and written instructions, communicate effectively both verbally and in writing.
Ability to troubleshoot and problem solve building functions and issues.
Ability to plan, organize, and coordinate building maintenance and repair.
Read and interpret blueprints, take accurate measurements, perform basic math.
Ability to work with other government regulatory agencies for building code, safety, and security compliance.
Ability to assist with maintenance, construction, and repair work and help manage outside vendors.
Ability to communicate effectively with staff/co-workers verbally and in writing.
Ability to maintain a Valid driver's license.
Ability to contribute to team effort by accomplishing tasks to meet the needs of all staff (Administrative Assistants, Research Scientists, and ILT members).
Good physical condition and ability to do landscape work, attic work, and other manual labor. Ability to easily lift 40 pounds.
Good working knowledge of Microsoft office software, especially Outlook and ability to use CMMS to complete work orders.
Ability to use and follow State's purchasing policies and procedures. Complete the course for gaining a State PCard and successfully complete the course of Advance Accountability.
