Position Overview and Responsibilities:
This position reports to the HVAC Superintendent in the Division of Real Estate and Management (REDM). The incumbent performs technical work to install, program, test, calibrate, inspect, maintain, diagnose, and repair Direct Digital Controls (DDC) and pneumatic controls on heating, ventilation, and air conditioning (HVAC) equipment in DMS-managed facilities.
Technical Duties:
- Mount field panels to wall, pull required network, electrical and communications cabling and wiring, install controls and network devices and leave work site clean.
- Read and understand programs for controls devices on chillers, pumps, valves, cooling towers, air handling units, fans, motors, drives, dampers, constant and variable volume boxes, fan coil units, regulators, meters, flow devices, thermostats, and other HVAC equipment, as required in accordance with engineering specifications, design standards or approved control strategies.
- Debug controls programming to enable proper operation and sequencing of HVAC equipment and to maintain environmental standards in facilities.
- Assist in the testing and calibrating of controls to operate within allowable tolerances.
- Diagnose and repair controls to enable proper operation of HVAC equipment; replace controls when necessary.
- Coordinate all work with appropriate facility management staff. Pre-announce HVAC equipment outages with supervisor, BOC, and facility management staff.
- Perform building automation system database maintenance by adding, updating, and deleting points, graphics, trends, control devices, associated programming, and other related database files.
- Provide input to and feedback on preliminary mechanical design plans, specifications, and controls sequence of operation for facility upgrades and new construction.
- Review work completed by outside contractors for adherence to department requirements and report back to supervisor.
- Perform scheduled preventative maintenance on controls and field interface devices.
- Respond to routine and emergency work orders for repair and service in a timely fashion.
- Provide on-the-job, just-in-time and refresher training to other employees.
Administrative Duties:
- Document response to work orders in TRIRIGA to include actions taken and time worked.
- Conduct research, request quotes, obtain pre-purchase approval, document purchase, and maintain paperwork associated with use of state issued purchase card. Comply with department procurement policy.
- Inspect control system equipment and programming to identify potential problems with building automation system and compile periodic reports reflecting condition of controls and recommended upgrades.
- Document response to work orders in TRIRIGA to include actions taken to resolve issue.
- Conduct research, request quotes, obtain pre-purchase approval, document purchase, and maintain paperwork associated with use of state issued purchase card. Comply with department procurement policy.
Other Duties:
- Train DMS employees on the operation, maintenance, and service of DDC equipment. Obtain supervisor approval for each training session topic. Document training on approved form.
- Report unsafe work conditions, faulty tools, and State vehicle maintenance issues to supervisor.
- Answer telephone and e-mails using appropriate etiquette.
- Keep assigned office, storage space, and common use areas in Controls Shop clean, neat, and safe. Report facility maintenance and safety issues to supervisor.
- Complete time sheets, vehicle logs, required reports and forms in an accurate and timely fashion.
- Adhere to all DMS policies.
- Participates in on-call rotation and after hour call back as required.
- Perform other duties as directed
Knowledge, Skills, and Abilities:
- Knowledge of the electrical wiring and communications cabling required for DOC.
- Knowledge of networks, network protocols, including BACnet, used in DOC.
- Knowledge of the nomenclature and operation of DOC equipment such as actuators, panels, controllers, sensors, relays, etc.
- Knowledge of Building Automation Systems (BAS) controls software.
- Knowledge of control strategies, staging and sequence of operation for HVAC equipment such as chiller plants, boilers, air handling units and air distribution systems.
- Skilled use of Microsoft Office programs and standard desktop computer to input, view, retrieve and print information.
- Skilled in installing and troubleshooting DDC on chillers, pumps, valves, cooling towers, air handling units, fans, motors, drives, dampers, constant and variable air volume boxes, fan coil units, and other HVAC equipment.
- Ability to comprehend and debug programming used in DDC.
- Ability to test, calibrate, diagnose, and repair DDC.
- Ability to use schematics, diagrams, and graphics, to adjust HVAC equipment and BAS controls.
- Ability to lift to 30 pounds unassisted.
- Ability to climb multiple flights of stairs, climb a ladder, reach overhead, work from heights, bend at the waist, kneel and crouch.
- Ability to be punctual and dependable.
- Ability to learn and apply new skills.
- Ability to provide customer service in a successful and courteous manner.

Minimum Qualifications:
- Six (6) years of recent installation, configuration, programming, and troubleshooting experience with DDC.
- Six (6) years of recent experience using Siemens Apogee Insight, Tridium Niagara, KMC Total Controls or another BAS.
- Six (6) HVAC/Controls Certifications.
- A valid and applicable driver’s license.
- Must be available after hours for call backs or shift work at night, on weekends and state holidays when necessary.
- Additional background screening may be required by tenant agencies based on position assignments or access requirements.

- Tridium Niagara 4 Technical Certification.
- Tridium Niagara 4 Advanced Certification.
- Tridium Developer Certification.
- Siemens Field Panel and FLN Operations Certification.
- Siemens Insight for Apogee systems Certification.
