MINIMUM REQUIREMENTS:
Two (2) years of experience in the maintenance and repair of buildings, plumbing, or electrical or mechanical equipment; or
Vocational/technical training in mechanical repair or one of the building trades can substitute at the rate of 720-classroom hours for a maximum of one year of the required experience.
Requires possession of a valid Class E driver license.

JOB DUTIES:
The incumbent in this position performs a wide range of routine and non-routine maintenance tasks.
Performs all repairs and finish work on drywall and other wall finishes. Painting and vinyl base installation. Repairs or replaces plumbing to include faucets, seals, toilets, valves and lines. Makes repairs and adjustments to A/C. Replaces light bulbs, switches, ballasts and fuses. Does various carpentry jobs such as renovations, painting and the repairing or replacing of doors, windows, locks, floor and ceiling tiles. Makes minor repairs to furniture. Makes electrical repairs to equipment as necessary.
Performs preventative maintenance on HVAC, boiler or chiller equipment in accordance with standard operating procedures or manufacturer regulations such as changing filters, lubricating bearings, adjusting belts and keeping drains clear.
Keeps debris cleaned from around equipment and roof tops. Performs preventative maintenance on plumbing and electrical equipment.
Performs weekly/monthly/quarterly safety inspections of facilities and operating performance of equipment, completing necessary report forms and documentation for each inspection performed.
Maintains accurate and up-to-date preventative maintenance records. Makes monthly inspections of all fire extinguishers and emergency lights and keeps accurate records of inspections.
Maintains, keeps clean and organized mechanical rooms and equipment. Maintains and tracks tools, parts and supplies used for repairs and preventive maintenance tasks. Submits requests for parts and supplies to supervisor as needed.
Moves furniture, sets up for meetings.
Performs related duties as required.
KNOWLEDGE, SKILLS, AND ABILITIES:
- Knowledge and understanding of all safety procedures and regulations required to perform prescribed duties and responsibilities.
- Ability to perform prolonged periods of time walking, standing, bending, lifting.
- Ability to be able to use all types of ladders, scaffolds and man lifts.
- Ability to determine work priorities and ensure proper completion of work assignments.
