Position Overview and Responsibilities

  • This is a highly responsible position, supervising the performance of a variety of maintenance and repair functions in the Capital Center Office Center (CCOC) and serves as the assistant Building Manager to a Facilities Manager.
  • The incumbent occupying this position must understand all building maintenance and operations, such as plumbing, electrical, wall repair, locks and other door hardware repair, furniture repair, and janitorial work.
  • This position will be supervising a minimum of 15 employees, including Maintenance Mechanics, Maintenance Support Technicians, Custodial Supervisor, and Custodial Workers.

 

Specific Duties

  • Incumbent inspects buildings for maintenance repairs and cleanliness.  Assigns work duties to personnel, supervises the work and keeps Facilities Manager informed of all discrepancies found.  This position will be responsible for evaluating employees on how well they perform in their tasks, using established evaluation criteria and responsibilities and meeting with them regularly to ensure that pre-established criteria is being met.
  • Directs skilled tradesmen in the general maintenance of the Capitol Complex Buildings to include door hardware, light/ballast replacement, and plumbing repairs.  Keeps up-to-date machinery records and inspects preventative maintenance cards that the Maintenance Mechanics are responsible for completing.  When questions arise, performs on-site inspections of building locations to include motors, fire pumps, hot water heaters and pumps, domestic water pumps, sewage pumps, grease traps, etc.
  • Maintains necessary work records, inspection reports, etc., and prepares reports as requested.  Provide appropriate personnel, paperwork, and documentation to Bureau office, Personnel office, and other agency offices as required.  Incumbent requisitions tools, equipment, and materials for proper repairs of building and work projects.  Also included is time sheets, checks, planning of employees’ vacation time, and consulting with Facilities Manager.  Responsible for inputting and monitoring all agency computer-based programs.
  • Incumbent performs other related tasks and maintains a good public relation with tenants in the buildings and may be required to fill in at other buildings when Facilities Manager is out.
  • Incumbent performs various aspects of project monitoring.  Ensure effective notification and scheduling with all agencies and tenants in the affected buildings, ensures contactors comply with security clearances, handles parking issues and helps ensure compliance with contract specifications

Minimum Qualifications

  • Minimum three years' experience in building maintenance or related field.
  • Previous supervisory experience.
  • Must be available after hours for callbacks at night, on weekends and state holidays when necessary.
  • Valid and applicable driver’s license.

 

Preferred Qualifications

  • Experience with asset management software.
  • Experience in managing service contracts.
