This is responsible professional work conducting governmental unit audits and other engagements/projects of real estate transactions, appraisals, and ad valorem tax reviews.

An employee in this class is supervised by a Real Estate Project Coordinator.
Examples of Work Performed:
  • Reads and interprets legal descriptions, maps, and blueprints.
  • Collects, verifies, and compiles information regarding real estate sales and leases.
  • Inspects buildings and other real estate improvements to obtain data for use in estimating value or in reviewing the work of other appraisers.
  • Measures, plots, diagrams, and describes real estate improvements.
  • Reviews the application of appraisal procedures in appraisal reports.
  • Uses the cost, market, and income approaches to estimate property values.
  • Reviews real estate transactions to determine if the transactions were handled properly and were in the public interest.
  • Reviews real estate appraisals used for purchasing, leasing, selling, or exchanging property for compliance with proper appraisal practices and applicable laws, rules, and regulations.
  • Investigates and analyzes assessment-level study procedures, practices, and results to determine their efficiency, effectiveness, and accuracy in the administration of ad valorem taxes.
  • Researches market lease rates, drafts lease bid specifications, negotiates leases and monitors lessee compliance.
  • Prepares appraisal reports, appraisal review summaries, and drafts audit reports and comments.
  • Assists other audit sections in real estate matters.
  • Performs other related duties as required.

Minimum Qualifications:
A bachelor's degree from an accredited college or university with major course work in real estate or a closely related field and three years of real estate experience; or,

Two years of real estate appraising experience and designation as a State certified general real estate appraiser pursuant to rules of the Florida Real Estate Appraisal Board may substitute for the required experience; or

A master’s degree from an accredited college or university with major course work in real estate or closely related fields may substitute for one year of real estate experience; or

Relevant real estate experience may be substituted on a year-for-year basis for the required college education.
