Position Overview and Responsibilities:

This position is required to perform highly skilled and complex mechanical repairs in DMS managed facilities throughout the State of Florida and will be expected to travel to different facilities as needed. This requires a trained professional with mechanical, plumbing, and electrical experience. The position requires specific demonstrable technician/trades experience relating to heating, ventilating, air conditioning (HVAC) and mechanical systems and direct digital controls. 

 

General Responsibilities:

  • Inspection, operation and repair of various types of mechanical equipment such as pumps, electrical motors, ahu’s, vfd’s, vav’s, boilers, water heaters, chillers, fans, ducts, hydraulic systems, hydronic systems.
  • Inspect equipment, analyze trouble and plan sequence of repair operations.
  • Manually operate mechanical systems to maintain occupant comfort and building safety in the event of Building Automation System (BAS) failure.
  • Operate boilers in accordance with standard operating procedures and boiler manufacturer requirements.
  • Inspect gauge readings to determine proper mechanical equipment operation.
  • Calibrate, adjust, and repair temperature devices.
  • Coordinate closely with Operations Control in the identification and change documentation and validation of building controls.
  • Perform laser alignment on pumps and motors.
  • Proactively investigate deficiencies, unusual activity, data trends, noise, complaints and equipment malfunctions.
  • Perform chemical water analysis on boiler water as required by boiler manufacturer.
  • Responsible for performing all specified preventive maintenance task assigned each week, also is responsible for reporting all time and materials used on each work order.
  • Promptly communicate unusual activity or data to Supervisor, Facilities Manager and HVAC Superintendent in Tallahassee.
  • Identify when proper preventative maintenance is not being performed, whether internally or by an external vendor, and promptly report to Supervisor, Facilities Manager and HVAC Superintendent when it is not.

 

Administrative Duties:

  • Ability to read and understand blueprints.
  • Prepare mechanical maintenance reports by collecting, analyzing, and summarizing information and trends. Analyze mechanical maintenance reports prepared by third party vendors.  Identify and promptly communicate unusual activity to supervisor, applicable Facilities Manager and HVAC Superintendent in Tallahassee.
  • Accurately enter and maintain all data in the TRIRIGA system, including equipment asset information, work order data, and preventative maintenance. All scheduled and unscheduled work orders are to be filled out correctly and completely and turned in by the end of the week.
  • Keeps track of inventory parts on hand for all repairs and/or replacement. Requests parts on an as needed basis.
  • Operate a computer to check email, create and respond to assigned work request, conduct research, locate and order repair parts.
  • Accurately enter time worked, leave requests and leave taken into the People First system.
  • Operate and maintain a DMS issued cell phone.
  • Maintain vehicle logs and ensure vehicle maintenance is performed at established intervals.
  • Aggressively pursues continuing education and training in commercial building mechanical systems and controls.
  • Share knowledge, mentor and train staff.

 

Travel, On-Call and Emergencies:

  • Travel as required to various state facilities as needed. 
  • Participates in on-call rotation and after hour call back as required. 
  • Participate in emergency response as required on evenings and weekends. May be responsible for managing emergency response during and after scheduled work hours. This may include coordinating the work activities of subordinates, contractors and other assigned trades who respond to after-hours emergencies. 
  • Responsible for monitoring and reporting the materials and labor costs associated with emergency response activities.

 

Confined Space Entry:

Employee is expected to perform work in areas not designed or configured for continuous occupancy (confined spaces) in the performance of his/her daily job duties. This work may include but is not limited to work performed in areas of limited or restricted access, atmospheric hazards, exposure to wet, dusty, dirty, hot, cold, dark and other safety or health hazards.

 

Knowledge, Skills, and Abilities:

  • Knowledge of the principles and techniques of the skilled building trades or mechanical repair work.
  • Knowledge of safety procedures required in maintenance and repair work.
  • Skill in using tools and equipment in maintenance and repair work.
  • Ability to perform a variety of skilled trades functions.
  • Adheres to safety awareness policies in the workplace, views safety videos when presented and attends required safety meetings. Practices lessons learned on a daily basis to avoid accidents.
  • Ability to read blueprints.
  • Ability to install, maintain and repair electric motors, generators and other mechanical equipment.
  • Ability to take accurate measurements.
  • Ability to follow instructions.
  • Ability to model behaviors of Accountability, Communication, Empowerment, Flexibility, Integrity, Respect, Teamwork.

 

Minimum Qualifications:

  • Two years’ experience in building maintenance, plumbing, electrical or mechanical; or vocational/technical training in mechanical repair or one of the building trades can substitute at the rate of 720 classroom hours.
  • Valid driver’s license.
  • Available afterhours for call backs or shift work at night, on weekends, and state holidays when necessary.
  • Must be physically able to climb multiple flights of stairs, climb a ladder, work from heights, bend at the waist, kneel and crouch, able to work near loud noises and electrical equipment, work in basements, tight spaces and on rooftop.
