The Florida Department of Management Services (DMS) is a customer-oriented agency responsible for managing the various business and workforce-related functions of state government. Under the direction of Governor Ron DeSantis and DMS’ Executive Leadership Team, the agency oversees the real estate, procurement, human resources, group insurance, retirement, technology, private prisons, fleet, and federal property assistance programs utilized throughout Florida’s state government. DMS is relied upon to establish, maintain and improve the business processes used by state employees to create a better, not bigger government. DMS facilitates the delivery of these programs and services and provides tools and training to bolster the efficiency and effectiveness of the state’s workforce. Position Duties and Responsibilities:

This position is highly responsible work, performing a variety of maintenance and repair functions to the heating, ventilating and air conditioning (HVAC) and mechanical systems in the Capitol Complex, and as required any other state facilities managed by the Department of Management Services throughout the state of Florida.  Such duties and responsibilities require the incumbent to accomplish tasks related to refrigeration, plumbing, electrical and mechanical systems.

Incumbent works as part of a team and independently to perform the following duties that include but are not limited to:

  • Inspection, operation and repair of various types of mechanical equipment such as pumps, electrical motors, ahu’s, vfd’s, vav’s, boilers, water heaters, chillers, fans, ducts, hydraulic systems, hydronic systems.
  • Perform chemical water analysis on boiler water as required by boiler manufacturer.
  • Operate boilers in accordance with standard operating procedures and boiler manufacturer requirements.
  • Manually operate mechanical systems to maintain occupant comfort and building safety    in the event of Building Automation System (BAS) failure.
  • Inspect gauge readings to determine proper mechanical equipment operation.
  • Fabricate and install metal duct systems and flex ducts as required.
  • Perform laser alignment on pumps and motors.
  • Participate in boiler and chiller watch as required.
  • Safely operate vehicles and various types of heavy equipment i.e. forklift and backhoe.

Employee is expected to conduct administrative tasks in the performance of his daily job duties.  These tasks include but are not limited to:

  • Accurately enter time worked, leave requests and leave taken into the People First system.
  • Accurately enter and maintain data in the FACT work request system.
  • Operate a computer to check email, create and respond to assigned work request, conduct research, locate and order repair parts.
  • Operate and maintain a DMS issued cell phone.
  • Maintain vehicle logs and ensure vehicle maintenance is performed at established intervals.
  • Participates in mentoring and training maintenance mechanics.

Perform other duties as required.

Knowledge, skills and abilities, including utilization of equipment, required for the position:

  • Knowledge of mechanical system operation, troubleshooting and repair i.e. chillers, boilers ahu’s, variable frequency drives, variable air volume systems, pumps and motors.
  • Ability to operate, troubleshoot and repair mechanical systems i.e. chillers, boilers ahu’s, variable frequency drives, variable air volume systems, pumps and motors.
  • Ability to properly operate a computer utilizing the latest operating system and perform work related computer tasks.
  • Ability to climb ladders in excess of ten feet in height.
  • Ability to properly operate a vehicle.
  • Ability to lift, carry and/or move weight in excess of 50 pounds.
  • Ability to model behaviors of Accountability, Communication, Empowerment, Flexibility, Integrity, Respect, Teamwork.

Minimum qualifications:

  • Minimum of five years commercial HVAC experience.
  • EPA 608 Universal certification.
  • Valid driver's license.
  • Ability to be on-call.
  • Must be physically able to climb multiple flights of stairs, climb a ladder, reach overhead, work from heights, bend at the waist, kneel and crouch, be able to work near loud noises and electrical equipment, work in basements, tight spaces, or on rooftop. Prolonged periods of time walking, standing, bending, climbing and exerting up to 50 pounds of force frequently.
