The Department of Management Services (DMS) is a customer-oriented agency responsible for managing the various business and workforce-related functions of state government. Position Overview and Responsibilities:
The Trades Supervisor is responsible for assisting the HVAC Maintenance and Construction Superintendent. This includes project management of all assigned HVAC renovations, construction projects and HVAC system repair within all DMS maintained facilities. This position is also responsible for supervising and training others and ensuring proper safety procedures associated with daily work tasks. Assists with coordinating all aspect of work performed by assigned HVAC staff and contract personnel. Specific responsibilities include, but are not limited to, the following:
- Assists the HVAC Maintenance & Construction Superintendent in leading the HVAC Section in the investigation of HVAC and control systems failures and directs the acquisition of required materials and associated repairs.
- Assist in scheduling HVAC improvements.
- Supervising, scheduling, training, and coordinating the daily activities of the HVAC staff.
- Maintain records.
- Procure labor and materials using purchase Pcard.
- Assign work via work orders from TRIRIGIA.
- Meet with building staff to understand needs and issues.
- Assist with contract management of water treatment services, chiller maintenance and other service contracts.
Emergency Response: The Supervisor is responsible for managing emergency response during and after scheduled work hours. Incumbent is responsible for coordinating the work activities of subordinates, contractors and other assigned trades who respond to after-hours emergencies. Incumbent is responsible for monitoring and reporting the materials and labor costs associated with emergency response activities. Participate in emergency response as required on evenings and weekends.

Knowledge, Skills, and Abilities:
- Knowledge of mechanical system operation, troubleshooting and repair i.e., chillers, boilers ahu’s, variable frequency drives, variable air volume systems, pumps, and motors.
- Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards.
- Knowledge and operation of Microsoft Office.
- Knowledge of engineering design, construction, production and/or operations.
- Skill in using engineering tool, equipment and/or instruments.
- Ability to monitor projects to ensure compliance with standards, specifications and/or rules and regulations.
- Ability to analyze and interpret data.
- Ability to solve problems.
- Ability to perform inspections.
- Ability to supervise people.
- Ability to determine work priorities, assign work, and ensure proper completion of work assignments.

Minimum Qualifications:
- Minimum of five years progressive experience in HVAC renovation or HVAC systems repair in commercial properties.
- A valid driver’s license.
- A valid HVAC Certification
- Ability to participate in emergency response as required on evenings and weekends.
- Must be physically able to climb multiple flights of stairs, climb a ladder, reach overhead, work from heights, bend at the waist, kneel and crouch, be able to work near loud noises and electrical equipment, work in basements, tight spaces, and on rooftops, prolonged periods of time walking, standing, bending, climbing, and exerting up to 30 pounds of force frequently.
Preferred Qualifications:
Although not required, some nice-to-haves include:
- Supervisory experience.
- Contract management experience.
